Nearly 100,000 square feet leased on Miracle Mile

Nearly 100,000 square feet leased on Miracle Mile as Coral Gables draws new wave of tenants

Terranova Corporation, the largest landlord on Coral Gables’ Miracle Mile, has executed 17 new leases and one expansion totaling 96,791 square feet and more than $56 million in rent over the life of the agreements — a leasing pace that city officials and real estate observers say reflects a broader shift in South Florida’s commercial real estate market toward Coral Gables as a premier mixed-use destination.

The deals, completed over five months beginning in November 2025, span nine properties on and around Miracle Mile and Alhambra Circle and include a cross-section of restaurant, financial services, wellness, and flexible office tenants. Together they represent what Terranova’s leadership describes as a deliberate effort to reposition the corridor as an all-day destination capable of competing with Brickell and Miami Beach at a fraction of the cost.

Coral Gables’ JohnMartin’s Reopens On Miracle Mile

THE REVAMPED VENUE PAYS HOMAGE TO THE ORIGINAL WITH A FRESH NEW LOOK AND FEEL

Coral Gables’ JohnMartin’s, one of South Florida’s longest-running restaurants, has reopened its doors after shuttering nearly three years ago. Continuing the legacy of the original founders John Clarke and Martin Lynch, who opened the bar on Miami’s Miracle Mile in 1989, the revamped JohnMartin’s opens with updates inspired by the unique melting pot of Miami. Redesigned by design firm Bigtime Design Studios, the two-story, 7,000 square-foot venue pays homage to the original JohnMartin’s. It reopens under the leadership of industry veterans Emi Guerra and Alex Mantecon of Breakwater Hospitality Group, the minds behind Miami entertainment staple The Wharf, and Erick Passo, owner of Downtown’s Black Market Miami.

“It is a great privilege to be able to reopen JohnMartin’s and carry on the legacy with the blessing of the original founders John Clarke and Martin Lynch,” said Emi Guerra, co-founder of Breakwater Hospitality Group in a statement. “The significance of this beloved watering hole and gathering place cannot be overstated. It brought life to Miracle Mile at a time when there was none there and became a go-to spot in the community.”

Without a glass ceiling in her way, the only place for Terranova’s new president, Mindy Mcllroy, to go is up.

INDULGE MAGAZINE — February 8,  2019 — BY ANGELA CARAWAY-CARLTON For Mindy McIlroy, traveling has always inspired her work. After romping through European produce markets, and devouring her way through Eataly in Manhattan, the commercial real estate exec knew that Miami Beach needed a food hall.

She had just the spot: the always-bustling Lincoln Road, where her longtime employer, Terranova Corporation, owns six buildings. That was five years ago – long before 2018’s frenzy of food hall openings.
