ASSISTANT PROPERTY MANAGER

Position Purpose

The Assistant Property Manager is an entry level position and focuses in assisting the VP of Property Management in the daily operations of our commercial property portfolio.

Essential Job Functions

  • Assisting the VP of Property Management with policies, procedures, and decisions effecting the operations and maintenance of the portfolio.
  • Coordinate and record all maintenance requests and incident reports; responsible for taking proper actions and following up. Coordinate cleaning and maintenance personnel and monitor services performed by vendors.
  • Review and interpret tenant leases to determine landlord or tenant responsibility and/or if warranty issue.
  • Comprehend and authorize maintenance and repairs of various systems including roof, paint, parking lots, electrical, plumbing, HVAC, etc.
  • Conduct regular property inspections of common areas, stairwells, lobbies, parking structures, restrooms, etc. for damage cleanliness, and safety. Perform periodic site visits to build relationships with tenants and vendors.
  • Assist in overseeing building service contracts; review and approve regular service negotiations and contracts.
  • Analysis and approval of property invoices; code and route to accounting department for payment. Assist Property Manager with creating and monitoring annual property budget and monthly property reports.
  • Collect and maintain certificates of insurance for vendors and tenants.
  • Rent collection: making telephone calls, visits and researching tenant ledger report.
  • Review and update monthly delinquency report.
  • Maintain positive interaction with Leasing, Construction, Accounting and Legal departments.
  • All other assignments as deemed necessary by supervisor.

Requirements

  • AS/AA degree or equivalent combination of education.
  • One to two years of property management/lease administration experience.
  • Excellent verbal and written communication skills.
  • High level of proficiency with Microsoft Office applications.
  • Experience with at least one major commercial real estate accounting software system required. Yardi experience preferred.
  • Strong analytical skills.
  • Ability to read and interpret legal documents and perform research on leases and legal documents.
  • Ability to work under deadlines and handle high volume of work accurately.

JR. DEVELOPMENT ANALYST

Terranova, a leading commercial real estate firm in South Florida, is looking for an experienced Jr. Development Analyst to add to our team.

Position Purpose

The Jr. Development Analyst will perform a variety of functions across multiple departments within the company. Their primary function will be working alongside the company’s Vice President of Development.

Essential Job Functions

  • Create and maintain cash flow projections on multiple projects.
  • Responsible for developing pitch books.
  • Generate managerial-style financial reports on multiple projects.
  • Perform sensitivity analyses of sales, construction, timing, capitalization, etc. and their effects on project profitability.
  • Analyzes potential investment projects and develops presentations, proposals, RFP’s, and financial evaluation for real estate projects.
  • Compile and refine market data to be used in strategic decision making.
  • Prepare monthly/quarterly internal progress reports for Top Management on multiple projects.
  • Analyze firm profitability within specific promote and preferred return scenarios.
  • Assist Top Management in analyzing various capitalization structures for development portfolio.
  • Assist Top Management in underwriting and due diligence of potential acquisitions.
  • Continually research and report on latest market trends both locally and internationally.
  • Other responsibilities may and will be assigned.
  • All other assignments as deemed necessary by supervisor.

Requirements

  • Bachelor’s Degree in Finance/Economics or Real Estate required.
  • Master’s Degree preferred.
  • 2-5 years’ work experience, preferred.
  • Intermediate level ability with Microsoft Excel is required. Expert level preferred.
  • Candidate should have experience creating complex financial models.
  • Ability to model cash-flows, P&L statements and project budgeting.
  • Very strong data modeling skills, preferably with experience in real estate or ROI’s.
  • Strong organizational skills and attention to detail is critical.
  • Ability to multi-task and work in a challenging fast paced environment.

PROJECT MANAGER

Position Purpose

The Project Manager is responsible for overall project planning and scheduling, resource allocation, project accounting and control, while providing technical direction and ensuring compliance with quality standards.

Essential Job Functions

  • Oversee the construction project from start to finish.
  • Perform a key role in project planning, budgeting, and identification of resources needed.
  • Create the teams, develop the objective/goals of each and assign individual responsibilities.
  • Project accounting functions including managing the budget, tracking expenses and minimizing exposure and risk in the project.
  • Ensure that construction activities move according to pre-determined schedule.
  • Devise the project work plans and make revisions as and when need arises.
  • Communicate effectively with the subcontractors responsible for completing various phases of the project.
  • Coordinate the efforts of all parties involved in the project, which include the architects, consultants, contractors, subcontractors and laborers.
  • Monitor the progress of the construction activities on a regular basis and hold regular status meetings with the Owner and subcontractors.
  • Maintain strict adherence to the budgetary guidelines, quality and safety standards.
  • Ensure project documents are complete.
  • Identify the elements of project design and construction likely to give rise to disputes and claims.
  • Serve as a key link with the clients and review the deliverable prepared by the team before passing onto the client.
  • All other assignments as deemed necessary by supervisor.

Requirements

  • A four-year bachelor’s degree in construction management.
  • Minimum 8 – 15 years of experience in construction projects.
  • Excellent verbal and written communication skills thorough knowledge of legal issues and safety standards is essential.
  • Proficient with modern computer systems and software including Microsoft Office, Primavera and construction management software.
  • Strong analytical skills.
  • Ability to work under deadlines and handle high volume of work accurately.
