PROPERTY ACCOUNTANT

Position Purpose

Terranova Corporation, one of South Florida’s leading commercial real estate firms, is seeking a dynamic Property Accountant. The Property Accountant is responsible for all accounting activities and analysis for a portfolio of commercial properties. Performs month end close, financial statement preparation, and completes cash flow analysis. This person will interact with operations to analyze capital improvements and to ensure that expenditures are within budget.

Essential Job Functions

  • Perform month end close activities; prepare financial statements and schedules for assigned client’s properties.
  • Review general ledger accounts for accuracy and prepare monthly journal entries.
  • Bank reconciliations for all assigned properties; Reconcile tenant accounts as necessary.
  • Prepare budgets for each assigned property; complete monthly budget to actual analysis.
  • Prepare cash projections for each property.
  • Operating expense reconciliation’s for assigned client(s) properties.
  • Participate in property meetings for all assigned properties.
  • Monthly tenant rent calculations.
  • Other projects to be assigned by supervisor.

Accountabilities

    Education:
    Bachelor’s Degree in Accounting
    Experience:

PROPERTY MANAGER

Position Purpose

Terranova Corporation, one of South Florida’s leading commercial real estate firms, is seeking a dynamic Property Manager. The Property Manager is responsible for the daily operations of our commercial property portfolio. Responsibilities involve a broad range of commercial property management functions including, but not limited to assisting with the budget preparation and execution, building operations, facility maintenance and repair, tenant relations and project management, overseeing vendors and contracts, construction bids and all administrative tasks assigned by the CFO/VP Property Asset Management.

Essential Job Functions

  • Managing policies, procedures, and decisions effecting the operations and maintenance of the portfolio.
  • Coordinate and record all maintenance requests and incident reports; responsible for taking proper actions and following up. Coordinate cleaning and maintenance personnel and monitor services performed by vendors.
  • Review and interpret tenant leases to determine landlord or tenant responsibility and/or warranty issues.
  • Comprehend and authorize maintenance and repairs of various systems including roof, paint, parking lots, electrical, plumbing, HVAC, etc.
  • Conduct regular property inspections of common areas, stairwells, lobbies, parking structures, restrooms, etc. for damage, cleanliness, and safety Perform periodic site visits to build relationships with tenants and vendors.
  • Assist in overseeing building service contracts; review and approve regular service negotiations and contracts.
  • Analysis and approval of property invoices; code and route to accounting department for payment. Assist Property Manager with creating and monitoring annual property budget and monthly property reports.
  • Collect and maintain certificates of insurance for vendors and tenants.
  • Rent Collection; making telephone calls, visits and researching tenant ledger report. Review and update monthly delinquency report.
  • Maintain positive interaction with Leasing, Construction, Accounting, and Legal departments.
  • All other assignments as deemed necessary by supervisor.

Accountabilities

  • Answering calls, typing, filing, compiling, and sending correspondence, creating reports.
  • Scanning leases, contracts, and other relevant documents.
  • Creating, updating, and maintaining tenant, vendor, and property directories, and emergency contact information Ensure proper distribution of lists.
  • Minimum Job Specifications

    Education:
    AS/AA degree or an equivalent combination of education.
    Experience:
    1-2 years of property management/lease administration experience.
    Skills:
    Excellant verbal and written communication skills.
    High level of proficiency with Microsoft Office applications. Experience with at least one major commercial real estate accounting software system required; MRI experience preferred.
    Strong analytical skills.
    Ability to read, interpret and perform research on leases and legal documents.
    Ability to meet deadlines and handle a high volume of work accurately.
